  1. H O W  If you're already a home owner and your home is in the ranges $250,0000-$400,000 and are looking to purchase a home for $500,000+  then this is the perfect recipe for selling high and buying low in our current market. 

  2. W H Y  The 1st time home buyer, entry level market is still competitive with a surplus of buyers vs product available on the market, many sellers are still enjoying multiple offers and over list price results especially those properties that have that little bit of wow factor and shine reap the largest benefits. The Twin Cities property market above $500,000 is really feeling some seller strain with homes not selling and having to meet market demand and reduce pricing, often multiple times and with new listings hitting the market the buyers have got more to choose from and having real bargaining power, turning it into a real buyers market.

  3. W H E N With Interest rates on the climb, but still favorable, now and at least for the next 6 month is the time to capitalize on this phenomenon, you can have the proverbial "have your cake and eat it too"  

  4. W H O  Use a realtor that is at the forefront in their marketplace and can assist you identify what is needed to capitalize on your current investment, remember its not about finding the 1st buyer, its about finding the best buyer, I would love to talk strategy with anyone looking to sell their home.
